Full contract builds where Jigsaw carries the risk, the labour and the delivery. One contract, one price, one programme. We lead the trades, run the site, and hand you back the keys on the agreed Friday with the snagging list closed.
Scope scales with the project, but these four areas are the spine of any contract building engagement with Jigsaw.
JCT minor or intermediate-form contracts at agreed lump sum, with priced variations only for client-instructed changes.
Groundworks, masonry, roofing, joinery, plumbing, electrics and finishes, all engaged, scheduled and supervised by Jigsaw.
CDM-compliant site set-up with risk assessments, method statements and weekly H&S records.
Weekly programme update with photos and a single point of contact (Paul) throughout the build.
New-build houses, barn conversions, large extensions and full renovations, typically £300K to £2M+. Smaller works are usually delivered under project management or site management appointments rather than full contract.
Contract build: Jigsaw is the principal contractor, holds the risk, and prices the job. Project management: you hold contracts with each trade and Jigsaw manages them on your behalf. Different risk profile, different fee structure.
Four-bed traditional masonry house: 9 to 12 months from start on site to handover. Oak frame: 10 to 14 months. Programme is agreed at contract stage and we hold to it.
Jigsaw covers the towns and villages of East Devon as a matter of course. Travel beyond on negotiation.
A quick chat with Paul is usually enough to establish whether your project is a good fit for Jigsaw. No detail is too small.
